In 1-2 sentences, share what Elise's Renewals AI value prop is?

'We ultimately help to drive renewal rates with proactive, personalized outreach and real-time conversations with residents, reducing onsite workload, and driving retention without manual follow-up.

What that looks like for you is less hiring and your renewal rate goes up because we make people on average 30 to 50% more efficient.'

In 1-2 sentences, share what Elise's Leasing AI value prop is.

We help drive occupancy through increasing our lead to lease conversion rate by answering all calls 24/7, and by decreasing the lead to lease time by responding instantly.

We don't have the budget to add any new technology right now

Yeah, I’m hearing that a lot right now—everyone’s being a lot more thoughtful about spend.

In a lot of cases that's why people actually evaluate EliseAI is to audit tech stack & see how we can help reduce budget vs. add to it. For example one EliseAI improved occupancy 2% while cutting ad spend by 40% at the same time.

Would it be crazy to grab some time Tuesday morning to see if there’s even a cost-neutral or cost-saving angle here?

We already use an AI.

That's great! Good to hear you’re already using AI.  Who did you go with, and what workflows are you using it for today?

Got it. A lot of teams we talk to have an AI for [whatever they say] but are starting to look into automating the full resident lifecycle - workflows for maintenance, delinquency, and renewals for example  - the entire lifecycle, which enables companies using Elise to see a boost in NOI.

Would you be open to chatting next week to see how other operators use Elise to boost NOI?

In 1-2 sentences, share what Elise's Delinquency value prop is

‘We not only help collect more rent and accelerate that collection, but we also collect former resident rent that would typically go to collections- and we don't charge a fee! ‘

We're actually in a contract with an AI provider already.

Makes sense — It's great to hear you're leveraging some AI.

Totally get that — we usually come in alongside or after another provider.  A lot of teams use us to fill gaps or improve existing solutions.

Would it be crazy to run a quick test on one community just to compare?

We aren't looking into AI right now.

Totally fair—honestly, a lot of teams are cautious right now, especially with all the hype around AI.

When I hear that, it’s usually one of two things—either you’ve already looked at something, or there’s some hesitation around how it would actually work in practice or affect the team.

Curious which camp you fall into?

We use Yardi's AI.

Answer: Totally makes sense! We’re integration partners with Yardi, and 90% of our customers also use Yardi. What workflows are you using it for today - just leasing, or are you covering things like delinquency and renewals too?

Got it. My understanding is they don't offer renewals or a real delinquency product that has conversations and calls residents - theirs is just a reminder. A lot of our biggest clients actually use Yardi for their PMS and us for AI to supercharge and automate the entire resident lifecycle and see occupancy boost by 2%.

Are you free tomorrow or next week for a quick chat?

We already have a reminder system in place for collections.

Oh okay, that's great to hear. Let me ask you this - what does your reminder system entail?

I ask because a lot of times when I hear that leaders have a reminder system in place, it often times falls short of actually closing those gaps with collecting rent and we've been able to help companies reduce their time to collect rent by as much as 11 days.

300

We actually already have great occupancy, so we aren't in need of any new tech.

That's so great to hear. Lately when I talk to marketing leaders that occupancy rate is usually coming at the expense of higher marketing costs or concessions, curious if that's something that you are running into ?

300

Sorry I'm really not the person that makes those decisions, you're better off chatting with our VP of OPs.

Got it — appreciate you pointing me in the right direction.

Out of curiosity, when new tools like this are considered, what tends to matter most to your VP of Ops when evaluating something new?

The reason I ask is Elise is typically evaluated based on how much it can reduce workload for the team while driving measurable outcomes, so I want to make sure anything I share is actually relevant.

We use Entrata's AI.

Ah ok, Since we’re already an Entrata integration partner, this isn’t about replacing them. Mutual customers leverage EliseAI to automate more of their workflows to free up your team’s time, and ultimately boost NOI.

For example, Stratford Properties is a mutual customer that through EliseAI saw a 244BPS YoY increase while reducing collection time by 10 days.

Do you have 30-45 minutes on Tuesday to learn more?

400

(from an owner) I dont handle those decisions. Mind syncing with my PMC? they are the ones that vet all that stuff,

Got it, that makes sense. We definitely work closely with PMCs on the day-to-day.

The reason I reached out to you specifically is we typically partner with asset managers/ownership because what we do tends to show up pretty directly in the T-12—things like occupancy, delinquency, even payroll and tech spend. It’s less about changing who runs operations and more about driving NOI and asset value.

When you’re evaluating ways to improve performance across the portfolio, is that something you’re hands-on with alongside your PMC, or do you fully delegate that down?

400

It's in the middle of our peak leasing season, I really dont have time to look at this.

Totally get it, your team is probably in the thick of it right now.

Quick question—what’s the biggest bottleneck for your team right now when it comes to converting and managing all that demand?

400

Yeah we keep things really simple & my technicians wouldn't adopt that.

Totally fair — if it’s not simple, it’s not going to get adopted.

Out of curiosity, what have you seen in the past that made tools feel too complicated for your technicians?

The reason I ask is Elise is designed to sit in the background and handle the communication piece, so your technicians don’t have to learn or manage another tool at all.

We use Realpage's AI

Totally makes sense. We're actually an integration partner with RealPage, so a lot of our customers run both together seamlessly.

Quick question - what workflows are you using RealPage for today?
