A call comes in and is marked WWO in Hubspot and belongs to Teammate A, when you pull up CRM this lead is either closed out or there is no recent contact with the Sales Counselor. Who should be taking ownership of that lead in Hub and working it to secure the appt in the future?

What is I should be taking ownership of that lead? WWO is not a protected status and if somebody calls in and reaches me, regardless of if they set, I should be assuming that lead and working it! I just need to be conscience of if they are actually connecting with a SC in CRM or if they've been closed/fallen out of contact.

I can share with you that, from what I know being in this industry, while the interest rates may go down eventually, right now the fed has estimated a continued gradual increase over the next couple of months, so your rate will not be lower than it is right now for a bit. 

At Fischer Homes, we do offer an extended rate lock (about a year) with a 20 day trickle down (should they come down in the future) guaranteed. That means that you will not have to worry about if the rates continue to rise. We also have options for you to buy down your rate using points or we can offer some of our financial assistance in order to buy down that rate. There's no better time to buy than right now because what the future will hold for rates is uncertain and we do expect pricing to continue to rise in the coming months as overall inflation and material costs continue to impact builder pricing. 

So I still believe the price you can get right now will be lower than what we will see in the next several years, as a reflection of how pricing in general is expected to continue to climb even if rates were to decrease. At the least, you would have a similar monthly payment in regards to overall price and interest rates if the price continues to go up and interest rates go down vs. now with a lower price and higher interest rate.

What is a bridge loan is a loan that you take out on your existing home where you make interest only payments on the loan until your existing home sells (usually 6-12 months). They will use that equity in your current home as the down payment for your new home. Fun fact you can share- most people end up dissolving their bridge over the course of the build timeline and you would offer this to somebody who has a home to sell and cannot qualify for two mortgages at once aka people who ask for a contingency.

Hi! I wanted to buy a home a year ago but your prices have sky-rocketed since then. You continue to just raise your pricing but still reach out to me. I think I'm going to wait to purchase because your pricing is SO HIGH! Act it out!

What is something along the lines of "I understand your concerns. Just to share with you- the prices will not be lower than they are right now in the foreseeable future. We're talking 5-10 years. Most analysts are expecting home prices to increase anywhere from 5-15% over the course of next year and continue at the same pace for several years at least. The good news is if you were willing to buy now, you'd have all that equity in your home as it appreciates over the next several years. Inventory right now is still at a record low. Houses are still being bought quicker than builders can keep up with or homeowners can keep on the resale market. Prices may plateau in the future, but it is very unlikely we will see a significant drop. That would put the home equity that has already been purchased at risk and builders wouldn't want to do that to their current homeowners. 

I respect your decision. Just wanted to share the information I have with you as I know there is lots of misinformation going around out there and I consider it my job to share what I know :). Are you sure you don't want to come in and at least learn about your options to buy or build and see what your monthly payment would look like in this current market? I'd hate for you to wait 2-3 years and prices just go up from now.
