I understand.  In our experience, a claim such as this is considered a one time claim in which we do not see insurance premiums raised.  Its not like an accident claim with your car or a natural disaster where everyone is filing a claim in your area and insurance has to find some way to get back the money they are having to pay out for multiple claims.

  • I understand.  It is our job to confirm 2 things before we start.  1. That the policy is enforced/active and 2. That it is the type of policy that covers biohazard remediation.  My project manager has connected with insurance and we do not have any concerns moving forward and only charging you the deductible.
  • I understand but due to this being an emergency situation, all policies state that insurance as well as the insured has a right and duty to ensure the home doesn’t incur any further damage.  The longer this sits, the worse it gets.  Again, with our 28 years of experience with the carrier, we have no concern.

Why is the claim filed once BR is complete?

 to maintain control of the claim.  We have found that if we file too early, an adjuster may get involved and try to scare the customer into using a preferred vendor that will be cheaper.  We however need to make sure the claim is filed timely to start engagement and not delay payment.

I understand.  However, an assigned adjuster to the claim is the only one who can officially confirm or deny coverage.  Typically, an adjuster isn’t assigned until 24-48 hours after a claim is filed and then we are on their time frame.  Based on our experience with this carrier, we do not have any concerns moving forward and only asking for the deductible out of pocket.   Let us at least provide a surface wipe to ensure no further damage to the property.

What type of homeowner insurance policies are there? which one is the best/favorite?

HO-2 Broad Form: Covers more perils than HO-1 but still limited to a "named perils" list.


HO-3 Special Form: The most popular; covers the dwelling for all perils (except exclusions like floods/earthquakes) and personal property for named perils (like HO-2).

HO-5 Comprehensive Form: The best coverage, offering open-peril (all-risk) protection for both the dwelling and personal property. *****

Does insurance asking for documentation proving executorship stop us from starting services?

This does NOT slow down our ability to provide services.  It can slow down how quickly the claim is settled and we get paid but we are well aware and prepared to wait until proper paperwork is obtained to collect.  We understand the process and to prevent any further damage we should always start right away.  We should try and stay away from waiting for executorship as sometimes the process can take months and sometimes years to settle.
