One day, a representative from the client’s team visits the site to inspect progress. As they walk through the site, they step on a patch of wet concrete that was not properly marked with warning signs or barricaded. The representative slips, falls, and sustains a serious injury, including a broken leg and a concussion.  What insurance is this covered under?

What is GENERAL LIABILITY?

The injured party was not an employee of the general contractor or any subcontractor; they were a third party visiting the site. General liability insurance typically covers bodily injury and property damage claims made by third parties. Since the GC was responsible for ensuring the safety of all visitors on the job site, the claim would likely fall under the general liability coverage.

One evening, after workers have left the site, a fire breaks out due to an electrical fault in the temporary wiring. The fire quickly spreads, causing significant damage to the framing, drywall, and electrical systems in the building. The fire department is called and extinguishes the fire, but not before a substantial portion of the structure is damaged.

What is BUILDERS RISK!

Builder’s risk insurance is specifically designed to cover the property under construction and materials on-site that are intended for the project. In this scenario, the fire caused direct physical damage to the structure and materials, making it a valid builder’s risk claim. The policy would cover the costs to repair and replace the damaged parts of the project, ensuring that construction can continue.

An architectural firm is hired to design a new multi-story residential building. The design is completed, approved by the client, and construction begins. The general contractor follows the architectural plans precisely during the construction phase. As the project nears completion, a structural engineer hired by the client to perform a final inspection discovers a critical error in the design. The load-bearing columns were incorrectly specified in the architectural plans, leading to insufficient support for the building's upper floors. This mistake has caused the structure to be at risk of significant damage or even collapse under certain conditions.

What is PROFESSIONAL LIABILITY!

Professional liability insurance (also known as errors and omissions insurance) covers claims arising from mistakes, negligence, or failures in the professional services provided. In this case, the architectural firm made a critical error in the design that led to substantial financial losses and potential safety risks. Since the issue arose from the professional services (design) provided, the claim would fall under professional liability coverage

The 4 outputs generated on a color chart by the RACS tool

What are schedule, overall WIP, overall manpower, and trade WIP/manpower?

The output is a color chart which shows the following:

 1) Schedule ‑ the trade by trade schedule appears as bars with progress depicted by a darkened section.
2) Overall work in place ‑ a curve which depicts actual and project work in place     based on manpower productivity and indicated cost is plotted. The curve begins a zero and progresses until the total anticipated work in place is achieved. This information is also given in tabular form, both monthly and cumulatively.
3) Overall manpower ‑ a curve showing the actual and projected average monthly manpower is plotted. This curve also begins at zero and follows the manpower flow of the project until it eventually dwindles toward zero as the project nears completion.  This information is also given in tabular form, both monthly and cumulatively, as well.
4) Trade work in place and manpower ‑ Each schedule bar is accompanied by monthly actual and anticipated work in place and manpower figures.
