If the homeowner calls back, we sound confident and can provide a better experience for them. We will be able to speak to all history, this also is important with the confirmation process or for sales to see any special situations.
You have to know what you are calling and the history before you call, otherwise you don't know what has taken place and how to go about communicating with the homeowner.
