Yes, we will reach out to your girlfriend to ensure she can qualify other own. We will also run her screening alone to determine if she needs to pay an additional security deposit. Once completed, we will send a roommate addendum.

Someone comes in to do a welfare check on their friend, and they are the emergency contact. Can I give information out to them since they are the emergency contact? 

No, you cannot.

Can I add my mom to the lease? What do I have to pay and what does she have to do? She has a really bad credit score. 

She will fill out the application forms, and pay the $75 application fee. We will run her credit and criminal search along with yours, to determine your new security deposit. If she's approved, you will pay an additional membership fee and smart home fee.

What is the transfer fee, and when do I pay it? What do I pay up front? 

The transfer fee is $500, due when you are approved. You will bring a $250 cashiers check to hold the unit along with your application.

A resident wants to break their lease, what are they costs associated with that?

60-day notice to vacate required, lease buy-out fee equal to one months rent, pay back all concessions given.

Where do I put this move out form I was just given? Along with the keys? 

You will grab the file from the back, and place the move out key return on top of it and put it in Jadynns office in the move out bin. Please ensure to enter a work order that keys have been returned, and place them in the work order bin. Lastly, you will remove that person from Brivo and Dwelo.

You are more than welcome to move forward with how you see fit however you will still be financially responsible and are not released from the obligations of the lease.

A tenant comes in to give their 60 day notice, but their lease doesn't expire for another 90 days. What do I do? 

We cannot accept it at this time, we do not allow notices until 60 days at a maximum. They will need to come back or send an email at that time.

No, you cannot. CW laptops are not able to be used for any personal use. this is a fireable offense.

I want to add someone to the lease, but their credit is terrible. Mine is great, and I have a $250 SD on hand now. What do you think is going to happen? (this persons rent is $1995)

You will most likely have to pay the difference of the full month security deposit, and this is due before we can send over the roommate addendum.

I am looking at the unit #3059 available now, I want to transfer to this one. 

Unfortunately this one will not work, as transfers require a 30 day notice. The notice is given when you are approved for a unit. We recommend choosing a unit at least 45 days out.

A cop comes in asking for information on a tenant. Can I gave it to them?

Unfortunately nothing, they would need to handle that internally.

Scenario: A husband and wife are separating, the husband wants to stay in their current apartment and the wife wants to get her own apartment. Is there a transfer fee and do I qualify for any specials? 

No, there is no transfer fee as the 1st lease is not being broken, and she would qualify for specials as it isn't a "mid lease" transfer. The husband needs to qualify on his own first though.

Scenario: a resident is calling... resident: "Hi I would like to put in a work order for my washer" agent: "Is there permission to enter?" resident: "I will be home".. then what do you say? 

Can maintenance use a key to enter your unit if you don't answer? If they state it again, just make an appointment. No same day, and it is a 3 hour window. No exceptions.

What should I do after running screening? (3 part question)

Immediately open the report, (1) ensure that nothing has popped up that the tenant needs to take care of right away. (2) Ensure the income is correct. (3) If it is denied, please remind the applicant to ignore the denial email they get from the screening company.
