I have a future policy since the current expires in 15 days. However, I only have my mortgagee clause on the current policy, can I move forward & where do I find this information?

Yes, if with same insurance company. Per 7.5 in LPG - If the existing policy is going to expire with the same insurance company within the next 60 days, DHL can accept an insurance declaration page as proof that Discover has been added as mortgagee on either the current policy or the future policy

There are delinquent taxes showing on the title report what steps do I need to take?

1. Alert the BO and request proof of payment and seasoned funds

I am in RI and my HOI does not mention wind coverage at all. Do I need additional documents? If so what documents and where did you find this information?

No, we can assume wind is covered per 7.3 LPG If there is not a specific exclusion of windstorm coverage noted on the HOI declarations page, then the agent can assume windstorm is covered and no additional steps are required. If the HOI declarations page shows that windstorm coverage is excluded, then the borrower must provide other evidence of having windstorm coverage on the subject property

App is currently in a trust and the COBO is NOT a trustee. What do we need to inform & if you think we order a QCD what steps do you need to take?

We must make sure the borrower is aware that this can “impact their estate planning” and they should consult their attorney if they have any questions. If they acknowledge and would like to proceed, we can order the QCD. &The vesting should still include trustee.
