Ratification date. If no ratification date exists, ask your agent to provide one!
In a MoCo GCAAR Listing, when should you add the jurisdictional addendum?
Never – it is for listing agreement purposes only. The buyer will provide the appropriate jurisdictional addendum to the contract at ratification.
In a GCAAR or MR listing, where is the HOA/COA information listed?
Its not listed in the listing agreement – there must me additional disclosures provided from the agent & seller
In a NVAR listing, where is the HOA/COA information listed?
It is located within the listing agreement, if the information is not completed by the Seller, please ask your member to provide the information.
In a NVAR listing, when should you add the jurisdictional addendum?
There isn't one to add.
When do you add blank documents to the disclosure package?
Check your checklist for Agent preferences first, then ask your member if they would like you to add it for them.
What type of proof of EMD do you need in Maryland?
Escrow Agreement signed by title company or receipt of deposit from brokerage

Receipt of deposit
What type of proof of EMD do you need in VA?
An email will suffice from the party holding the deposit; however, a receipt of deposit is preferred.

When do you not need a property disclosure (or disclaimer) in any jurisdiction?
It is always required in VA, DC & MD. If it is a court appointed sale or an estate sale, it is still required but does not need to be filled out as long as it says ESTATE on the form.
If you are in the middle of processing a contract and receive an email regarding photos needing to be uploaded in a listing so it can go live that afternoon... what do you do?
Stop what you're doing, upload those photos, then continue processing the contract!

What do you do if you need to place a marketing order but you only have the text and not the photos?
Place the order and mention to the designer when the photos are expected. You will see the area on the order form.
What is the difference between a signed ALTA and the signed CD?
Nothing. The key to this is that they are signed and both are saved in the file as Final ALTA - address.
First find the preferred vendor and if they request that we schedule by email - use the template in the email folder. If they request that we schedule by phone, please use the same email template to have your answers ready when they ask.
How would you find the DC Soil Type when you are entering a listing into Bright?
Look on the jurisdictional addendum provided with the listing, check the DC Soil Map, or ask the agent if you still can't find the information.
If an agent's photo link has amenities photos included, how would you know how many and which ones should you add to Bright?
Ask the agent, we have no way of knowing which photos are relevant to their listing.
Does the Mutual Agreement to Arbitrate need to be signed by the client?
No. Only the agent and the manager/broker need to sign this form.
What should you do if you have two associations on the same property your agent is listing?
If the forms are filled out with all information, you should proceed to ordering the resale packages for both associations. If you do not have all the information needed, ask your agent for more information so you are able to complete this for the seller. Make sure you follow up with your agent!
