  • If there is an outstanding balance with the HOA, a deed-in-lieu cannot be completed.
  • The client must pay any outstanding HOA balance before applying

3. Occupancy and by who?

  • Advise the client the home will need to be vacant and in broom swept condition before the home can be inspected and approved for a DIL.

4. Confirm no liens or judgments are against the home.

  • No title issues are permitted.
  • Advise the client any title issue they are aware of or which are uncovered would need to be resolved with proof of resolution before a deed-in-lieu can be completed.

RFD- Client has been laid off from work since Sept 5th but expecting to return back to work Nov 4th. Client has exhausted savings to stay on top of payments thus far but that has now run out. No other source of income. What's the next best move(s)?

 First- Take the full month to exhaust all their options and resources (Reach out to other creditors, reduce expenses, Housing resources)

Next- Connect with family/friends and explore borrowing funds or liquidating assets. 

Last- After doing all that and client determines the payment still impossible by end of Nov, reach back out to fill out AFS
