What is a Hybrid Appraisal?

Hybrid appraisals use modern technology to enhance, expedite, and ease the appraisal process. Hybrid products can also be called simply “modern” or “bifurcated” products. A hybrid appraisal is a lot like a traditional appraisal, but instead of the appraiser doing both the inspection of the home and the appraisal report, the process is split into two parts that are each completed by a different person. When a hybrid appraisal is used for a property valuation, a third party will visit the property and complete the physical inspection of the home, noting its condition, features, size, location and any other factors that are relevant to the property’s value.

A broker price opinion, commonly known as a BPO, is a real estate professional’s opinion of a property’s value.

What is a Rental Market Report?

 The Rental Market Report is an extension to our BPO valuation report, and provides insightful and valuable rental information so you can get the real story into the rental potential of your current assets or new investments.

This form is for Co-Ops, a unique ownership structure that is essentially a financial nonprofit corporation, complete with a board of directors, and each member of the Co-Op is a shareholder in the community and lives in that community. Because of this unique ownership, they require some different information than other appraisals.
