What is the OJO Select Network?
OJO itself is a lead generation platform that provides agents with live-transfer introductions to fully-screened consumers. On top of that, OJO’s AI platform nurtures buyers and sellers, helping them become more prepared to close.
The OJO Select Network is OJO’s exclusive lead generation platform where we screen leads that we’ve generated and then we live transfer them to the very best agents that we’ve handpicked and selected ourselves.
What’s the referral fee/cost?
Our referral fee is competitive with other lead generating platforms. You pay up to 35% depending on the price of the home, once the sale has been finalized.
There’s a section that says 20% for under $150,000 homes and 25% gross commission for over $150,000 homes. What is that about?
This is only for “agent to agent” referrals. Meaning, if an OSN agent wants to give us a lead (that they’ve acquired on their own) so that we can give it to another agent (usually in another state), we’ll only charge the receiving agent a 20% or 25% referral fee.
How do I onboard with OJO?
You should’ve received a welcome message from 44656 with a link to start onboarding. That will take you to their agent dashboard where you will input preferences like preferred language and serviced areas. Once you see the screen with the confetti, that means you’ve completed onboarding.
Where does OJO source its leads from?
OJO sources its leads from multiple media channels. We do organic and social media marketing...we also get leads from broker websites and real estate search platforms. We just recently acquired Movoto.com, a top 5 real estate search site. Many of our leads come directly from consumers viewing properties on Movoto.com.
What differentiates OJO from other lead-generating platforms?
There are three main differentiators: First is our AI platform that helps nurture buyers and sellers. Second is our Concierge service. And the third is our network of top agents.
Are the fees negotiable?
No, the fees are non-negotiable.
You’re asking the referral fee to be based on 2% of the sales price or the gross commission (whichever is higher). This is not typical in my market. Can you please explain the thought process behind this? Is this negotiable?
Our agreement could probably be written a little better but you know how those attorneys are. Simply put, the referral fee is 35% of the gross commission, or 35% of 2% of the sales price, whichever is greater. Said another way, it is 35% of the gross commission, and if the commission rate is less than 2% then you would owe 35% of whatever the 2% commission would have been.
Now all that being said, I know on occasion things happen, for example a buyer may decide to buy new construction and the builders coop simply be a small flat fee. In that example you would contact us and show us proof and we'd make the exception.
What makes agents successful in the OJO Select Network?
We have an algorithm that prioritizes agents based on three main criteria: First is conversion rate. So whichever agents on the program are doing the best at taking their consumers from live-introduction to getting them into their home or their home sold. The second is based on customer satisfaction. We closely monitor customer satisfaction scores on our agents. This is based on interactions with not just home-buyers and sellers, but also communication between you and the customer service and concierge team at OJO. The third piece of criteria is based on agent response rate. So this means we prioritize agents who update their agent dashboards in a timely fashion, respond to leads in a timely fashion, and respond to the team here at OJO in a timely fashion, whenever we have questions or communications with you. So to recap, it's based on conversion rates, customer satisfaction, and responsiveness.
Are these leads being sent to more than one agent?
The way it works is we will send a text message to up to five agents letting them know we have a consumer live on the line right now. And the first one to respond to the lead notification wins the introduction. At that point, we will call the winner with the consumer on the line and do a live 3-way introduction. The remaining four agents will receive a notification that the lead is no longer available and we will hopefully catch them on the next one.
What does Concierge do? / How does the OJO Concierge team help me and my client?
Once you are matched with a buyer or seller, we will assign a dedicated OJO Concierge to you and your consumer. The Concierge is there to help keep communication flowing and provide support as needed. For example, if you’re having trouble getting in touch with someone, you can mark them as unresponsive in your agent dashboard and that will alert your concierge to contact them for you and they’ll set up an appointment for you all to speak.
Is there a fee for a listing as well? Do I pay a fee for the future transactions with the customer?
There is a fee for any transaction that occurs within 2 years of the initial introduction made.
How long does the application and onboarding process take?
The application itself should take you less than 10 minutes to complete. Be sure to have all the items listed on this checklist before you begin. Also, please allow several days for OJO to process your application. Once your application has been approved, the onboarding process should take you 10 minutes followed by a brief training on the program and tools.
Why am I not receiving the verification code to log into my dashboard?
Check the ‘events’ tab in Panel and see if the message says ‘delivered’ or ‘undelivered’. T-Mobile often blocks the message, and messages may sometimes also be delayed by a few minutes. “VOIP” signifies Google Voice number.
If you search their phone number and nothing comes up, they’re logging in with a number that isn’t on file or imported yet. Ask if they have any other numbers or how far along into the application process they are. Find out what brokerage they’re with.
Are leads prequalified?
All the prospects are screened for intent and time frame. Some will have been connected to a lender for pre-qualification prior to your introduction. Others you'll want to advise them on the benefit of securing their financing.
Can I still sign up if the OJO Select Network isn’t available yet in my market?
Yes. We will be introducing new markets quickly as we expand and we encourage you to sign up so we can contact you first when your market becomes available.
How much does OJO Select Network cost?
The program is free to participate in until a Select Network agent closes with an OJO referral. Then OJO will take a 35% commission fee from the broker’s half of the transaction. Advise agents to review the master referral agreement they signed prior to onboarding.
Where can I check the status of my application?

How will I be notified of a new lead?
The calls will be sent to whichever phone you’ve signed up. If that needs to be changed, you can do that in your agent dashboard
What are the eligibility requirements to participate?
We’re looking for agents who had a minimum of 25 transactions in the last 12 months and at least 3 years of full-time experience.
Do I have to sign an agreement for each referral?
No, this master agreement covers all referrals OJO sends to you.
What happens next?
Once you have completed the application, and we’ve verified that you meet our requirements, we will send you and your broker the referral agreement via DocuSign. Once we’ve received the DocuSign back from you and your broker, you will receive a brief training on our process and tools along with an invitation to our OJO Select FaceBook group. The OSN Facebook group is a great place to keep up to date on new opportunities with OJO as well as a place to share and learn from your peers.
What’s the conversion rate of these leads?
It depends on the effectiveness of each agent. These are real estate website leads so they convert anywhere from 6-7% on the low end for good agents and over 10% for great agents.
Does the OJO Select Network accept teams?
Yes! You’re welcome to apply as a team. Remember, future introductions will be based on customer satisfaction, conversion rates and responsiveness, so only assign your very best team members to receive introductions.
