"This DD period is way too long." 

"My client is one of the leading single family rental provides in the United States with over 20,000 homes and counting. I represent them in the Houston, Dallas, Austin, and San Antonio Market. This is also the reason for the longer option period. They are purchasing a high volume of homes in Texas and use their own inspection team. Their goal is to acquire as many homes as they can - so asking for repairs drastically slows down their buying process. As far as their price reductions - only 20% of the time I see this. When I do it's usually due to unexpected structural issues like a water heater or a roof replacement. Most of the time, as mentioned, they like to do repairs on their own. "
