How do I get out of my parking?

You have to pay a $200 fee and give a 30 day notice

Did you put in a work order? Any leaks in the apartment must be reported immediately to avoid being liable for damages

Try your best to get info from them. "I would love to help you with that, do you care if I grab your name and number incase we get disconnected? Is there anything specific you are searching for in your new home? When are you needing to move because that could cause a price change?"

Do you all get noise complaints?

We have quiet hours from 11pm - 8am. If we are notified, we reach out immediately to noisy apartment

Can I go month to month? What is the fee?

We only allow someone to go month to month for around 1 month. The mtm fee is market rent plus $300

I lost my entire key ring. Can I get it replaced?

Yes, I will put in a work order! Notify then of key replacement charges

Why do we both have to pay an application fee for the guarantor too?

We have to complete a screening on both the resident and the guarantor and we also get charged for the screenings

What is the admin fee and what is it for?

The admin fee is a fee that everyone is required to pay. It covers any administrative tasks required to establish the rental agreement.

Can only students live here?

No, we function as student which means we lease by the bed and not by the apartment. We rent to anyone that qualifies

My car is gone what do I do?

Check our anytime towing account to see if there are photos where it was towed. You can tell them why it was towed. If it is not there, they need to contact the police.

I'm only going to have a dog for two month. Do I have to pay a pet fee?

Yes, any pets that are here for more than a week must be added to your lease and pet fees must be paid. We will need to send a pet addendum

What time can we be there to move in? Can I have a moving truck?

Tell them opening hours the day of move in. Yes, they can have a moving truck. They can park as close as they need to the day of move in while unloading

I got towed from my parking spot but I'm a resident and Floyds has my plate info?

Floyds is only able to see the parking passes in your vehicle as it would be impossible for them to keep up with every vehicles plate info since they tow from multiple locations. If the parking pass is not visible, they have no way of knowing you are not a resident.

My roommate is wanting to break their lease, can they do this?

No, there is one lease for the entire apartment so one person cannot break the lease. Everyone would need to give notice to break the lease or you all could find one person to take over their spot.

What if I can't find a sublease? Do I still have to pay?

Yes, you are still liable for your lease agreement until someone else takes over.

I am having issues logging into my resident portal

Verify that they are logging into the resident portal and not under the "application login" . Verify the email they are using. Try resetting their password for them. Do not get off the phone with them until they are completely logged in. If none of these steps work, tell them you are going to send it a help desk ticket to get help and let them know you will get back with them.

Do you all have an issue with homeless people?

We have key fob locks on every exterior door to prevent anyone that does not live here from coming into the building. We are close to downtown and located on the greenway so we cannot control who walks along the greenway. 

If they keep asking, let them know we would call the police immediately if we see a homeless person. The building is on the "no trespassing" list with the knox city police department.

Your rates are high why is this?

We are located within walking distance to downtown, we are riverfront, have direct access to the greenway, we don't charge monthly for parking

Someone calls at 4:45pm to put in a work order for a light bulb. They ask if this is going to be fixed today

We notify them that maintenance is heading out for the day and they will be in tomorrow to fix it since this is not an emergency

Landings- I was reading your reviews and I am worried about the parking situation

303- Tell them our office hours and let them know the holidays that we are closed and that we always notify them beforehand if we are going to be closed

Landings- We do give residents parking passes and notify them that guests must park in an assigned visitor spot to avoid getting towed

I have sent in this mother effin insurance 100 times. Why are we still getting charged????????????????

Identify where they have sent it or uploaded it. Find the insurance steps and walk them through it. Get their phone number and text them the steps for sending it in to popic. Take your time and ask them if there is anything else you can help them with. How are things going with the apartment?
