What do you do if a insured is asking hypothetical claims questions?

Never answer any hypotheticals, if the insured is experiencing a loss, advise them to report/file a claim. Transfer them to code blue.

Insured has half of a flat roof and half is composition shingle, will a RFAL be added on?

Yes, since a portion of the roof is flat, flat roofs will have the RFAL added on.

Do we write HO3's if they have three theft losses all at $1,650 within 36 months?

We do not, we cannot insure a risk with three of the same liability/property losses all chargeable within 36 months

I need to change the effective date on a policy from original effective date 09/05/2023 to 08/25/2023. (request came in today 08/04/2023 with fowarded lender email). Can we do this?

Yes, this is fine since coverage has not started yet and both dates are in the future. No SONL needed since we are not making the effective date today 08/04/2023

The second named insured is calling to request to remove the first named insured, can we do this?

No, the second named insured cannot remove the first. Only the first named insured can request to have themselves removed. This is only in the case of the second named insured taking over the policy, we will require a copy of the title or deed only showing the second named insured listed.

We cannot since the policy was canceled more than 30 days ago. Last day to reinstate would have been 07/04/2023

How do you write two units on one plot of land, the main home is occupied by the full time owner and the second unit (ADU) is being rented out to a different family.

The main home will be under HO3 and the ADU unit is under DP3 tenant occupied since rented to a different family

Risk has 1 theft loss for 06/06/2020 with loss ammount of $505 and 1 liability loss for 01/11/2021 with loss ammount of $0. Is this risk acceptable or unacceptable?

Risk would be accessible due to only one loss being with 36 months and chargeable. Liability loss at $0 cancels out even though it's within 36 months.
