What is NO- there is household molds and black mold. Many household molds look black but are not toxic and that is what is usually found in crawl spaces. Prior to panicking its black mold tell your client this is often found in crawls and easily treated and easy to ask to be treated.

What is they can pay it but they are already paying for so much they will likely decline. Appraisal fee is the opinion of an appraiser stating the overall value of the home which must match or be above the value of the offer.
