While you will continue to receive a monthly billing statement, the dates will now coincide with the U.S. Bank billing cycle. If you wish to have a different billing cycle date, you may make that request either online at usbank.com, the U.S. Bank Mobile App by visiting your local branch or calling customer service.

What if I need to find a payment I made earlier this year? Can I still do that when I transition to U.S. Bank??
We know having access to your banking history is very important and you can trust that it will be safe and secure during this transition. You will have access to most of your prior banking history. We also recommend that you print out your latest payment history prior to your transition date(s) for your records.

U.S. Bank provides a wealth of banking services and solutions to meet the needs of customers. Your first U.S. Bank billing statement will include information regarding how to read your new statement and more. Look out for this new statement when your account transitions to U.S. Bank.

Where can I mail my payment?
Will I continue to receive an Annual Escrow Analysis from U.S. Bank?
Yes, U.S. Bank will continue to produce an Annual Escrow Account Disclosure Statement on your account if applicable. However, it could be included with your monthly billing statement and will be enclosed in an envelope marked "Important Escrow Information Enclosed."
A short-year statement will be performed by Union Bank prior to service transition to U.S. Bank. An escrow analysis will be performed prior to the transition for loans that are due for an annual escrow analysis within 60 days after the customer becomes a U.S.Bank customer.

What will happen with my bill Pay? Will I need to re-establish my bill pay?
If you pay bills using an external bill pay service, you will need to update your bill pay to direct payments to U.S. Bank.
If I selected a paperless billing or other statements, will this remain so?
The customer must enroll in online banking and establish paperless billing and/or other statement preferences.
INTERNAL: Encourage the customer to enroll in online or Mobile Banking and review their paperless preferences.

Who will be responsible for paying insurance disbursements during the account transition to U.S. Bank?
Escrow Accounts – Union Bank/NGLS (National General Lender Services) will be responsible for paying your insurance bills up to the official transition of your account to U.S. Bank. After the official transition, your account will be paid by U.S. Bank/NGLS going forward.
Non-Escrow Accounts - If you have a non-escrowed account, you are responsible for payment of your insurance. If you’re unable to pay the insurance, contact us at 800-365-7772 for your escrow initiation option.

When should I start making payments to U.S. Bank?
Our IVR will begin accepting payments on 5/2. U.S. Bank branches will start accepting payments on 5/3. Online payments and payments with an agent will also begin on 5/3.
Could I get a payoff on my account?
You will need to contact Union Bank for a payoff quote prior to becoming a U.S.Bank customer. We can connect you with Union Bank customer service representatives by transferring you.

Who will be responsible for paying taxes disbursements during the account transition to U.S. Bank?
Escrowed Accounts –If your mortgage loan has an escrow account, Union Bank is responsible for paying property taxes due within 30 days of loan transition. After 30 days of service transition, U.S. Bank is responsible for paying. U.S. Bank utilizes a tax service which secures the tax amounts from the taxing authority via an electronic file. Physical tax bills are not used for payment. However, there are exceptions. If your taxing authority sends a Delinquent, Supplemental, Corrected, Added, or Interim tax bill, and you wish payment from escrow, please send it to:
